Houzy Terms of Use

Please read these terms before using Houzy. By creating an account you agree to them.

1. What Houzy is

Houzy is a record-keeping tool for property. It helps you store and organise information about a home — its systems, materials, maintenance, documents and history — and reminds you about upkeep you have scheduled.

What Houzy is not:

• Not an appraiser, surveyor or inspector
• Not a contractor, and not a party to any work you arrange
• Not a provider of legal, financial, insurance or tax advice
• Not a party to any lease or agreement between a landlord and a tenant

Houzy records what you tell it. It does not verify that the information is accurate, and it does not inspect your property.

2. Your account

You must be at least 18 to create an account, and you are responsible for keeping your login details secure and for activity that happens under your account. Tell us promptly if you believe someone else has access to it.

3. Your content is yours

Everything you add — property details, photos, documents, notes and history — remains yours. You grant Houzy only the permission needed to operate the service: to store your content, display it back to you, share the parts you explicitly choose to share, and back it up.

We do not claim ownership of your content, and we do not sell it. How it is handled is described in the Privacy Policy.

You are responsible for having the right to upload what you upload, including photographs of a property and any documents relating to it.

4. Sharing with tenants and others

If you invite a tenant or another person to a property, you decide what they can see. You are responsible for what you choose to share.

Houzy is not a party to your tenancy. Anything agreed between a landlord and a tenant — rent, repairs, deposits, responsibilities, notice — is between them. Records kept in Houzy may be useful evidence of what happened, but Houzy makes no representation about their legal sufficiency, and does not arbitrate disputes.

5. Reminders are a convenience, not a guarantee

Houzy sends reminders for maintenance you have scheduled. Delivery depends on your device, your notification settings, your network and your operating system, none of which we control.

Do not rely on Houzy as the only safeguard for anything that matters to safety — smoke alarms, carbon monoxide detectors, gas appliances, electrical work or structural issues. Missed or late reminders can happen.

6. Estimates, suggestions and AI answers

Some features produce estimates or suggestions:

• Property value and rent estimates are automated valuations derived from comparable properties. They are not appraisals and can be materially wrong, particularly for unusual homes. Do not rely on them for a financial or legal decision.
• Suggested maintenance intervals are common-practice figures, not instructions from your manufacturer. Always follow the manual for your specific model, and a qualified professional over both.
• Ask My Home answers from the records you have entered. If a record is wrong or missing, the answer will be too.
• Scanning reads text from labels and can misread it. Confirm what it extracts before saving.

7. Acceptable use

Do not use Houzy to store unlawful content, to impersonate someone, to gain access to a property record you are not entitled to, to interfere with the service, or to attempt to extract other users' data.

We may suspend or close an account that does these things.

8. Third-party services

Houzy relies on services from other companies, including Google Firebase, the Google Gemini API and RentCast. Their availability and terms are outside our control, and features depending on them may change or stop working.

Links and provider information shown in the app — including crowdsourced business contact details — are provided for convenience. We do not endorse any contractor, utility or professional, and we do not verify their licensing, insurance or quality of work. Choosing and dealing with them is your decision.

Some shopping links earn us a commission. Where Houzy knows a specification — a filter size, a model number — it can open a search for it at a retailer. Those searches may carry an affiliate code, and if you buy something we may be paid for it at no extra cost to you. As an Amazon Associate, Houzy earns from qualifying purchases.

These links always open a search, never a specific product. Houzy knows the size printed on your old filter; it does not know which brand is right for you, and it does not rank results or receive payment to feature any product. Where a link earns us a commission, the app says so next to the link itself.

9. Availability

We aim to keep Houzy running but do not guarantee uninterrupted service. We may change, suspend or discontinue features. Where a change materially reduces what the service does, we will give notice in the app where practical.

You can export your property record as a PDF at any time, and we recommend doing so if a record matters to you.

10. Paid plans

If paid plans are offered, the price, billing period and what is included will be shown before you subscribe. Subscriptions purchased through the App Store or Google Play are billed and cancelled through those stores under their terms.

11. Disclaimer and limitation of liability

To the fullest extent permitted by law, Houzy is provided "as is" without warranties of any kind, and we are not liable for indirect, incidental or consequential loss, including property damage, lost data, missed maintenance, or decisions made on the basis of estimates or suggestions in the app.

Nothing in these terms limits liability that cannot lawfully be limited, including for death or personal injury caused by negligence, or for fraud.

Some jurisdictions do not allow certain exclusions, so parts of this section may not apply to you.

12. Ending your use

You may stop using Houzy and request deletion of your account at any time. We may close an account that breaches these terms. Deletion is described in the Privacy Policy.

13. Changes to these terms

We may update these terms. Material changes will be notified in the app before they take effect, and continuing to use Houzy after that means you accept them.

14. Governing law

These terms are governed by the laws of the State of Texas, and any dispute will be handled in the state or federal courts located in Texas, except where local consumer law gives you the right to bring a claim elsewhere.
