Houzy Privacy Policy

Houzy keeps a record of your property — its systems, materials, maintenance and history. That record is yours. This policy explains what we store, what we never store, and who can see what.


1. What Houzy stores

Your account — name, email address, and the properties you belong to.

Your property record — everything you choose to add: address, property details, rooms, appliances and systems (including brands, model and serial numbers you photograph), paint colours, maintenance history, warranties, documents, receipts, utility providers and account references, professional contacts, tenancy records, and reported issues.

Photos and documents you upload, stored in Google Firebase Storage.

You see everything on properties you own.

Tenants you invite see a deliberately narrow slice: the maintenance they are responsible for, property details you choose to share (such as a filter size), utilities in their name, and professional contacts you explicitly mark as shared. They cannot see your documents, receipts, private notes, other tenants, or any other property. This is enforced by database security rules, not merely hidden in the interface.

Nobody else. Your property record is not visible to other Houzy users, is not sold, and is not shared with contractors, manufacturers, retailers or advertisers.

4. How aggregate data is used

Houzy produces statistics across all properties — for example, the most common HVAC filter sizes, or the average number of maintenance events per home. These are used to improve the product and may inform future partnerships or recommendations.

We do not sell individual user data, and we do not provide lists of properties or homeowners to any third party.

5. Crowdsourced provider information

When you record a utility provider's phone number, payment link or office address, that business contact information is shared with other Houzy users in your state, so the next household does not have to look it up. Only the business details are shared — never your account number, your address, your identity, or anything else from your record.

6. Ask My Home and AI

Most questions are answered on your device from your own records, with no data leaving your phone.

For open-ended questions, a summary of your property record is sent to Google's Gemini API to compose an answer. That summary excludes your street address, account numbers, serial numbers and private notes. Google processes the request to generate a response; see Google's API terms for their handling. We log that a question was asked, not what you asked.

7. Property value estimates

If you ask for a value or rent estimate, your property address and its basic characteristics (type, bedrooms, bathrooms, square footage) are sent to RentCast, an automated valuation provider, to produce the figures. This is the one feature that shares your address outside Houzy, and it only happens when you request it.

Nothing else is sent — not your name, your records, your documents, or your maintenance history. Results are cached for 30 days so the request is not repeated unnecessarily. Estimates are automated valuations based on comparable properties, not appraisals, and should not be relied on for a financial or legal decision.

8. Weather alerts

To warn you about freezes, heat and storms, Houzy looks up the forecast for your property's city and state only — never the street address. Weather does not vary house to house, so there is no reason to share more. The lookup uses Open-Meteo, a free public weather service.

Which advice you see is worked out inside Houzy from your own property record (whether it has a pool, irrigation, a basement and so on). That information is not sent anywhere.

9. Scanning and photographs

Text recognition on labels and receipts runs entirely on your device. Photos you take are uploaded to your own property record only when you save them.

Properties you share with another owner are not deleted; you are removed from them and the records stay with the remaining owner. Properties only you own are deleted outright, along with their photographs and documents, because a property record nobody can reach helps no one. If you want that history to survive, transfer the property before deleting your account.

Deletion is immediate and permanent. There is no recovery window and no backup we can restore from. Aggregate statistics already computed cannot be reversed, as they contain no identifiers and cannot be traced back to you.

12. Data retention

Your property records are kept until you delete them or your account. Deleting your account removes them straight away rather than after a grace period. Analytics events are retained for 25 months. Administrative access to the platform is logged and retained for audit purposes.

13. Children

Houzy is not directed at children under 13 and we do not knowingly collect their information.

14. Changes

Material changes to this policy will be notified in the app before they take effect.
