What you charge, against the estimate and what similar homes nearby are asking, with a year of movement behind it. Enough to set a number with, and honest that it is built from listings rather than signed leases.

Every repair, in order

Work done, problems reported, tenants arriving and leaving — recorded as it happens and kept in one line you can read backwards. Sell up and it transfers to the new owner; your receipts and finances do not go with it.

Report it, with a photo

A tenant hits a problem and sends it from their phone — what it is, how urgent, where in the house, and a picture of it. You get it as a notification rather than a voicemail at eleven at night, and the whole exchange lands in the property's history whether it took a plumber or a plunger.

Your records are yours

Houzy is a place to keep what you know about a building. It is not a lead-generation business wearing an app.

Never sold

Your property record is not visible to other users, not sold, and not shared with contractors, manufacturers or advertisers. Statistics are computed across all homes, and any figure covering fewer than ten properties is suppressed entirely.

Tenants see their part

Invite a tenant and they get the filter sizes, the codes you share, and a way to report a problem — and nothing else. Enforced by database rules, not hidden in the interface.

It leaves with the house

Sell up and the record transfers to the new owner, because the history of a home belongs to the home. Your receipts, private notes and tenant records are destroyed rather than handed over.

Scan it once

Photograph a label and Houzy reads the make, model and serial off it. The same for a filter edge, a paint tin, or the legend inside an electrical panel.

Start from the inspection

Upload the inspection report from your purchase and Houzy proposes the equipment a professional already wrote down. You tick what is right. Nothing is added without you.

Told in time

Maintenance that is due, warranties about to expire, a lease ending in 45 days. Sent when it is still early enough to act, at a sensible hour wherever you are.

Ask the house

"What filter do I need?" "When was the HVAC last serviced?" Answers come from your own records. If it is not recorded, Houzy says so instead of inventing it.

Weather that matters

A freeze, a heatwave, a storm — with the few things worth doing about it, worked out from what your property actually has. Looked up by city, never by street address.

Common questions

Can I use it yet?

Not quite. Houzy is in development for iPhone and Android. Email and you will hear when there is a build worth handing you — that is the whole list, and it is not used for anything else.

What does it cost?

Nothing today. There is no billing in the app and no card to enter. Paid tiers are planned; anything that changes will be said plainly before it does.

Do you sell my data?

No, and there is a mechanism rather than a promise. Identifiers are replaced with irreversible hashes, geography is reduced to a state or the first three digits of a postcode, and any statistic covering fewer than ten properties is dropped — so no published figure can describe one household. Street addresses, notes, documents and account numbers never enter that pipeline at all.

What can my tenant see?

The maintenance they are responsible for, details you choose to share such as a filter size, utilities in their name, and contacts you mark as shared. Not your documents, receipts, private notes, other tenants, or any other property. That boundary is enforced by database security rules, so it holds whether or not the interface remembers to hide something.

Does scanning upload my photos?

Text recognition runs on your device. Photographs are uploaded to your own property record only when you save them.

Why are there links to buy things?

Because Houzy often knows the part you need — a 20x25x1 filter, a specific cartridge — and finding it is the boring half of the job. Those links run a search at Amazon or Home Depot; Houzy never claims a particular product fits, because it knows the size and not the answer. As an Amazon Associate, Houzy earns from qualifying purchases. It costs you nothing, and it changes nothing about what the app suggests: the reminder exists because the filter needs changing, not because somebody is selling one.
